Appreciate if you could recommend a good builder. We are looking for a good builder in terms of quality and cost.

It's hard to find a good builder. I prefer to get some recommendations from friends or colleges.

Talked to a friend of mine who is building a house with Simonds. She told me their supervisor doesn't understand the drawings that'll make things difficult. She had three house inspections: first inspection she surprisingly found a big hole on the wall. She asked their supervisor "what's that hole", the supervisor said "I don't know" "have you checked the drawings?" "No. Don't worry, I can seal it". Second inspection, the hole was smaller, my friend asked "what these cable for? I could not see anything on this wall from the drawings" the supervisor "I don't know: maybe intercom" "have you checked drawings" "No, don't worry, I can seal it" "Please check the drawings". The third inspection, the hole was gone....

In an electrical inspection, my friend found there were several speakers in different rooms, but no music control unit..... Is it a joke?

You should find a builder who has project supervisors who understand drawings. If the supervisor doesn't understand the drawings, you can imagine how hard it would be to build a house. You aim to save time, but it would against your wish: you'll spend a lot of time, and you would spend more time than be an owner builder.

I'll never recommend Simonds Home because I did build my house with them few years ago, and found before signed the contract they did provide good service because they want to get you in. After the contract signed, they looked like different people. We had a lot of problems with them. I have learnt hard lessons via building my house. I would like to share if you ask me about.

Choose a good quality builder: not Simonds!

I agree what you said Matt. I don't like Simonds either. I don't think many people qualified in Simonds except Simonds himself? But think, which builder you think could be good, I would like to know, may contact them to build my next house!

I just posted in another forum about Simonds. I would like to say a lot of people choose Simonds because they promise to give a lot of free stuffs. Nothing is free! I believe those free stuffs are baits to fish you. You will pay the price for these free stuffs once you signed contract.

I just had a chat with my colleague. He is still very angry about Simonds. He told me Simonds was very nice before signed his contract. It's another Simonds after signed his contract.

I am not sure if other builders are the same. Be careful!

Why signed contract with Simonds if you're not happy about their services? They must have some things special?

I believe builders must have something good, otherwise, no one would use a builder to make their dream home. No one is perfect, and everyone has strength. Why builders are just bad!

Do your guys talk about Simonds where? Do you know a good builder in QLD?

I would never use Simonds. I appreciate that they built my home, but I was bleeding! They used everything they can to hurt their clients. They always excercise their power in their ways.

Me the same. I'll never refer Simonds to anyone whoever want to build a house. They are too bad.

We built a house with Simonds, and along the way, we had problems and issues. We would not say they are bad if we had issues and problems. I thought that is normal. Whoever you build your house with, there would be problems and issues during the construction.

However, they used their "power" to delay our settlement time. They aimed not to give us enough time to do timber floor and curtains before Xmas. Therefore, we cannot move in before Xmas.

How do you judge Simonds?

Why need worry? You can get compansation: $$/week? for the delay.

the funny things about Simonds are they ignored CONTRACT if they made mistakes, and they made stories and lied to the customer. I can give you an example about my house: they mistakely delivered a spa which has outlet to the western wall. The original design is the outlet should be on the northern wall. When we asked, they told us: that's the way of the products is. We did trust them.

We justed found out Simonds was lying to us when their tradesman did some work in my house!

Can you calm on this situation? What would you do?

I hope if you are going to build a house, never make the mistakes I've made. I'll soon publish my dairy during construction period here. If you like to take a lesson from my experience, feel welcome to do so.

Just feel terrible if you need your supervisor help, but he neither picked up the phone nor called you. This is Simonds: you could not find any help from your site supervisor. The experience I had just like yesterday. Simonds thought everyone would build ONE house in their life time, why they need to provide good service? They only provide good service before you signed a contract.

I am so glade my house was done, and I'll never deal with Simonds!

I suggest you to talk to their management or whoever is in power. I mean they should care about their reputation. They can cheat, that's true most of people only build one house in life time. However, Simonds cannot stop people talkng. I believe Simonds would care about their reputation: talk to their boss.

I had exactly same situation today. I called Simonds' supervisor, and I could get hold of him. Then I called their office, the ladies said I'll call the supervisor, and ask him to call you as soon as possible. I was waiting, waiting and waiting. People were waiting for his instruction, and I cannot wait any longer. I called again. This time the supervisor answered the phone like this "en er en..." It just made me feel like vometing!

I am really sick of Simonds.

I have talked from top level to ground level, and I cannot say they are all bad. But I believe the boss (I am not sure if he is big one or small one) is really bad.

Simonds' reputation used to be good, but now is bad: when they started cheating, and chosing cheaper subcontractors, they are losing and losers now.
